What kind of place Uithoorn is

Uithoorn sits on the river Amstel and, within its own boundary, has just over three metres of height difference. For plumbing that is not trivia. The old centre and the Wilhelminakade stand high on the natural river bank; Zijdelwaard and Legmeer lie in the Noorder Legmeerpolder, a lake that was pumped dry in the nineteenth century, metres lower and on clay.

Each district therefore fails in its own way. Thamerdal, built between 1948 and 1956, and Zijdelwaard, largely 1950s and 1960s, often still have galvanised steel water pipe. That is grey, magnetic pipe (Dutch: verzinkt staal) which rusts closed from the inside and then rusts through. In Legmeer, mostly 1970s, the hot water pipe usually runs inside the floor screed, so a leak is found with a thermal camera rather than a breaker. Meerwijk is 1980s and 1990s and, according to the municipal water plan, was built on peat: waste pipes under the floor settle out of their fall, and then fat and paper collect at the same point every time.

In the lower districts the groundwater stands high and there is often no land drainage. A wet crawl space (the shallow void under a Dutch ground floor, kruipruimte) is therefore not automatically a leak. We measure before we open a pipe.
